New Fire Regulations - Private Landlords


New regulations will be coming into force from the 1st October 2015 that will require Landlords to fit Smoke Alarms on every floor in rented properties as well as giving protection from Carbon Monoxide poisoning.

The new Fire Safety Regulations will make it compulsory for all landlords to:

  • Fit a minimum of 1 smoke alarm on each floor of the property.

  • Fit a carbon monoxide alarm in each room that contains a solid fuel appliance ie, boiler.

  • Ensure all alarms are working every time a new tenancy starts (it is the tenants responsibility from then on).

Failure to comply could result in fines of up to £5,000

The new regulations will apply to all 'specified tenancies'. ie residential rents.

Properties and Landlords specifically excluded from the new regulations are:

  • Registered Social Landlords

  • Houses in Multiple Occupation (HMOs)

  • Lodgers

  • Long Leases

  • Student Halls of Residence

  • Hostels and Refuge's

  • Care Homes, Hospitals and Hospices.

These type of properties come under different Fire Safety Regulations.

Landlords should note that there is no period of grace and it is expected that all your properties should comply with the regulations from the 1st October 2015.
